Pet are always a hassle. On one hand, I personally think it shows that a tenant is a responsible person if they are able to commit and be responsible for a dog or cat. It show me that they are reliable. But on the other, yeah, the pets can cause damage. And in the end, damage can cost a pretty penny more than what the tenant is ultimately paying in come cases.
