Many would-be Twin Cities duplex sellers believe spring is the best time to put their property on the market. The thinking is the weather is warmer, buyers are more inclined to think about moving, and it will be easier to spruce up the exterior of the property.
There are two problems with this theory.
First, most duplex sellers seem to believe spring in Minnesota begins in May or June. While that may be true this year, Minneapolis duplex buyers have another opinion. And that is, when the football season is over it’s time to shop for real estate.
Second, waiting until late spring is not a unique thought. Countless other property owners are thinking exactly the same thing. As a result, there tends to be more inventory for buyers to choose from in late spring and early summer. Duplex sellers end up competing with one another to get their attention. That means a property has to be a better value than other properties on the market.
A buyer must perceive more value in the duplex they purchase than the other properties. That may mean a property is in better condition. Or, it may mean it has a better price.
Either way, duplex sellers have to up their game. While it is always wise to have a property in good condition before it goes on the market, buyers may be willing to overlook some things when there are fewer properties to choose from.
The graph on the right shows the wave of when the newest listings come on the market. While it represents only the last two years, this trend is consistent going back a decade. Yes, weather has some bearing; delaying the start of the spring market slightly if we have snow. For the most part, however, the trend is consistent.
While it isn’t always possible to beat the rush, it is a strategy many Minneapolis duplex sellers have profited by.
