If you’re new to being a Minneapolis or St Paul duplex owner, it can be difficult to know where to find the best leases and documents required to be a good landlord.
Should you call an attorney, get a lease from the neighbor, or write one on your own?
Here’s a bit of good news. The Minnesota Multi-Housing Association has done all the work for you. The group of 1900 members representing over 400,000 units has a lot of knowledge and experience at what makes a good and legally binding lease, as well as any other addenda or checklists you may need.
Better yet, they’ve made these documents available for purchase at their online store. While you can complete and order them individually, my recommendation is to ask for their complete starter kit – which includes every document you could possibly need as a landlord. Many of my clients simply scan them and use them over and over again.
Of course, it’s a good practice to review them from time to time to make sure there haven’t been significant changes. This will be especially important when the state’s new landlord/tenant laws go into effect on January 1.
