It’s the last week of the month, which means it’s time to take a closer look at St Paul duplex, triplex and fourplex sales for the month of January.
While not as large as Minneapolis, St Paul nonetheless contributes significantly to monthly sales totals for the metro. In January, for example, there were 15 2-4 unit buildings that sold at an average sales price of $328,574.
St Paul’s high seller for the month was a 5 bedroom, 4 bathroom side-by-side duplex in the Highland neighborhood that fetched a healthy $659,000 sales price. The opportunity of the month, not only for St Paul but the entire metro was a 4 bedroom, 2 bathroom house conversion duplex in the Dayton’s Bluff area that closed at $170,000.
The Mac-Groveland neighborhood tallied the highest average sales price for the month at $539,786.
The month saw 49 active listings in St Paul, and 27 new listings. The latter represents a slight uptick of inventory over January of 2023, when there were 24 newly listed properties. Mac-Groveland lead the way here too, contributing 5 of the 27 new opportunities.
As we finish February next week we can expect to see these numbers start to change as people become more optimistic about winter’s end.
