Minneapolis Duplex Loan Limits Increase

Good news for Minneapolis and St Paul duplex buyers and sellers: FHA’s recently announced 2025 lending limits should help the Twin Cities duplex market keep pace.

Technically, the Twin Cities metropolitan area consists of roughly seven counties. Each county has its own loan limits, but they are always the same across the board.

In 2025, metro duplex buyers may use an FHA loan product to finance up to $659,550 of debt on a duplex. Triplex buyers can finance up to $797,250 of their purchase with an FHA loan, and four-plex buyers can tap into loans of up to $990,800. Single-family home buyers are limited to mortgage amounts of  $515,200.

Counties outside the metro area typically have lower limits. Most common are duplex loan amounts of $637,950, triplex $771,125 and four-plexes at $958,350. Single-family homes outside the metro are capped at $498,257.

An FHA loan is a mortgage typically popular with first-time duplex buyers. The Federal Housing Administration insures the mortgage. Buyers can purchase property they intend to owner occupy with as little as a 3.5% down payment.
